Mosaic offers groups large and small, young and old, opportunities to serve their community. Churches, families, scouts, service clubs and corporate groups are all welcome to volunteer for an hour or a day; we can meet your needs.

This twin home located in the 1000 block of South Street will be available for move-in late 2026. A great family home with off-street parking and a backyard, walking distance to Rupert Elementary School.

Mosaic is also developing a 3-unit condo building in the 300 block of High Street in partnership with Habitat for Humanity of Montco/Delco. There is one 1-bedroom unit and two 2-bedroom units. Homes will be completed in late 2026, contact Habitat for Humanity to fill out an application to purchase. The application period has now closed for these units.

The price of a community land trust home will be set to be affordable to the selected applicant making 80-120% of Montgomery County area median income.

Important Note for Applicants:

We strongly encourage all prospective homebuyers to begin exploring available financial aid and homebuyer assistance programs as early as possible. These programs may help with down payment and closing costs, making homeownership more affordable.

Local resources include:

- Genesis Housing Corporation: Offers homebuyer education classes and may provide access to down payment assistance programs. https://genesishousing.org/

- Montgomery County Homebuyer Programs: Various programs are regularly offered in Norristown and other parts of the county, providing guidance and financial support. https://www.montgomerycountypa.gov/442/First-Time-Homebuyers

- Pennsylvania Housing Finance Agency (PHFA): Offers assistance for first-time homebuyers, including grants for down payments and closing costs. https://www.phfa.org/homebuyers/
